The rule, and where it comes from

  • The registration fee is 4% of the sale value. DLD's service card splits it as 2% from the seller and 2% from the buyer; the parties often agree otherwise, so both halves are shown.
  • DLD lists these fees beside it: AED 250 for the title deed; a map fee of AED 250 for villas and apartments, AED 225 for land under Dubai Municipality or AED 100 for land outside it; AED 10 knowledge fee and AED 10 innovation fee.
  • The registration trustee's office charges AED 4,000 when the sale value is AED 500,000 or more, and AED 2,000 below it, each plus VAT, which the calculator adds at the UAE's 5%.
  • A buyer with a mortgage pays 0.25% of the loan to register it (DLD's service for a sale with an initial mortgage).
  • Not covered: agents' commission, bank fees and valuation, the developer's no-objection certificate and service charges, which are not DLD fees, and the release fees when the seller's own mortgage is paid off.
