The rule, and where it comes from

  • Public investments: a deposit of at least AED 2 million with an investment fund or a national bank in the UAE; a company set up in the UAE with at least AED 2 million of capital; or a share worth at least AED 2 million in a company. Or a company you own, or a share of one, that pays at least AED 250,000 a year in federal tax. The capital must be your own, not a loan, and you must be able to show where it came from.
  • Real estate: one or more properties in the UAE worth at least AED 2 million in total, fully registered in your name, which may be financed by an approved local bank; or off-plan units worth at least AED 2 million bought from an approved local developer.
  • Skilled professionals: a job at occupational level 1 or 2 in the Ministry of Human Resources and Emiratisation's classification, a valid work permit and contract in the UAE, at least a bachelor's degree, and a monthly salary of at least AED 30,000. All of them at once.
  • Entrepreneurs: ICP lists a UAE-registered SME in an approved field with annual revenue of at least AED 1 million, approval of the venture by an accredited business incubator or the competent authority, and the founding of ventures already sold for at least AED 7 million in total. The guide does not say whether each is enough on its own or all are needed, so the check shows which you meet and gives no verdict.
  • Every category also requires valid health insurance for you and your family. Meeting a threshold makes you eligible to apply; ICP decides every application and may ask for documents and checks this tool cannot know about.
  • The duration of the visa is not shown: ICP's guide gives 10 years for property investors and u.ae gives 5, and we do not choose between them.

How much property do I need for a UAE Golden Visa?
One or more properties worth at least AED 2 million in total, fully registered in your name; a mortgage from an approved local bank is allowed. Off-plan units worth at least AED 2 million from an approved local developer also qualify, according to ICP's Golden Residency Guide.
What salary do I need for a Golden Visa as a professional?
At least AED 30,000 a month, with a bachelor's degree, a valid UAE work permit and contract, and a job at MOHRE occupational level 1 or 2.
Can I use a loan for the AED 2 million investment?
Not for public investments: ICP requires the invested capital to be wholly the investor's and not derived from a loan. For property, financing from an approved local bank is allowed.
Does meeting the thresholds guarantee a Golden Visa?
No. It means you meet the published requirements and can apply. ICP decides each application.
