The rule, and where it comes from

  • UAE nationals, first home: up to 85% of the value when it is AED 5 million or less, 75% above it. Second and later homes, or an investment property: 65%.
  • Expatriates, first home: up to 80% of the value when it is AED 5 million or less, 70% above it. Second and later homes, or an investment property: 60%.
  • A home bought off-plan: up to 50% of the value, whatever the buyer or the price.
  • The longest term is 25 years. The Central Bank sets no age limit; each lender sets its own.
  • Repayments on all of a borrower's debts may not exceed 50% of gross salary and regular income, and the loan may not exceed 8 years' income for a national or 7 for an expatriate. Lenders must stress-test the loan at 2 to 4 points above its rate.
  • The monthly payment is the standard one for a fixed-rate loan repaid in equal instalments. Banks' fees, insurance and changes of rate are not included.

How much can I borrow for a home in the UAE?
For a first home worth AED 5 million or less, up to 80% of its value as an expatriate and 85% as a UAE national; above AED 5 million, 70% and 75%. For a second home, 60% and 65%; off-plan, 50% for everyone. These are the Central Bank's ceilings; a bank may lend less.
What is the longest mortgage term in the UAE?
25 years. The Central Bank leaves the maximum age at the last repayment to each lender.
How much of my salary can go on loan repayments?
No more than 50% of gross salary and regular income, counting all of your debts, under the Central Bank's rules.
